The seller will furnish a deed and preliminary title search. A 10% AUCTION FEE will be added to the final bid price to determine the total contract price on the real estate. All other expenses, including closing costs will be charged to the purchaser(s). Property sold “as is” with no warranties expressed or implied.
Sellers Rights: Holland Realty & Auctions, Inc. are working for the seller only. Seller reserves the right to sell or cancel at any time before auction date.
Server, software technical or internet issues: In the event there are technical difficulties related to the server, software, or any other online auction related technologies, Holland Realty & Auctions Inc. reserves the right to extend the bidding, continue the bidding, or close the bidding. Neither the company providing the software nor Holland Realty & Auctions Inc. shall be held responsible for a missed bid or the failure of the software to function properly for any reason.

HOLD HARMLESS AGREEMENT: BOTH THE SELLER AND THE PURCHASER SHALL PROTECT, DEFEND AND SAVE THE AUCTIONEER, ITS AGENTS, CONTRACTORS AND EMPLOYEES, WHILE ACTING WITHIN THE SCOPE OF THEIR DUTIES AS SUCH, HARMLESS FROM AND AGAINST ALL CLAIMS, LIABILITIES, DEMANDS, CAUSES OF ACTION, AND JUDGEMENTS (INCLUDING THE COST OF DEFENSE AND REASONABLE ATTORNEY FEES) ARISING ON ACCOUNT OF ANY AND ALL RELATING TO THE SERVICES PERFORMED OR OMMISSIONS OF SERVICES OR IN ANY WAY RESULTS FROM THE NEGLIGENT ACTS OR OMISSIONS OF THE AUCTIONEER, ITS AGENTS, CONTRACTORS AND EMPLOYEES CONCERNING WATER REQUIREMENTS (WELL DRILLING), SEPTIC-SYSTEM APPROVALS, AND CONSTRUCTION AVAILABILITY ON EACH LOT.
