Property Offered and Method of Sale
Real Estate: Lot 1 consists of 2.21± acres and the existing residence at 6545 Roundhill Court. It is offered as one property, subject to owner confirmation. The Seller may accept or decline the final bid. The real estate is subject to prior sale or removal from the auction. The Contract for Sale of Real Property governs the real estate transaction.
Personal Property: The cataloged furnishings and other personal property are offered separately at absolute auction, without reserve. These items sell to the highest bidder without owner confirmation. The Seller and anyone bidding on the Seller’s behalf may not bid on the personal property.
Buyer Premiums and Sales Tax
Real Estate: A 10% buyer’s premium is added to the winning bid to determine the contract price. Example: a $100,000 winning bid plus a $10,000 premium equals a $110,000 contract price.
Personal Property: A 20% buyer’s premium is added to each winning bid. Sales tax of 7% applies to taxable purchases picked up at the auction location, including the premium. Example: a $100 winning bid plus a $20 premium and $8.40 sales tax equals $128.40 due. Applicable sales tax applies to approved shipped purchases.
Dealers purchasing for resale must provide their sales tax resale number and the required exemption documentation at payment to claim an applicable exemption.
Inspection and Bidding
Condition and Inspection
All property is offered “AS IS, WHERE IS,” with all faults and without guarantees or warranties, express or implied, from the Seller or Rowell Auctions, Inc. Review the written descriptions, photographs, disclosures, and applicable contract documents before bidding. Inspect the property and items, and rely on your own investigations and judgment. Personal property purchasers are responsible for verifying grade and authenticity. Inspection at the scheduled preview is recommended.
Real Estate: Read and agree to the Contract for Sale of Real Property before bidding. Do not bid unless you have reviewed it and inspected the property or elected not to inspect after having the opportunity. The Seller is not obligated to make repairs or replacements. The sale is not contingent on financing, appraisal, survey, or further inspections, subject to the lead-based paint provisions below.
Lead-Based Paint: The residence was built in 1973. Review the lead-based paint disclosure and inspection election in Exhibit D to the real estate contract. Required disclosures, available records, and the EPA-approved pamphlet must be provided before the purchaser becomes obligated. The purchaser has a 10-day inspection opportunity unless the parties agree in writing to a different period or the purchaser waives that opportunity in writing. Pre-auction inspections may be arranged by appointment through Daniel Parrish. The general “AS IS” provisions do not replace these requirements.
Registration and Bidder Verification
Bidder identities will be verified, and bidding privileges are provisional. If complete verification is not possible, Rowell Auctions, Inc. may reject registration or terminate bidding privileges. Rowell Auctions, Inc. has sole authority to resolve bidding disputes and reserves the right to remove or cancel bids or bidding privileges as provided in these terms and permitted by law. These administrative provisions do not create a reserve or a right to reject the highest valid personal property bid.
Maximum Bids and Bidding Errors
A maximum bid does not immediately become the current bid. The system will bid on your behalf, using the applicable increments, when competing bids are received, up to your maximum. Report bidding errors immediately to Rowell Auctions, Inc. at (229) 985-8388. Errors not immediately reported will be treated as valid bids; winning bids require payment.
Dynamic Closing
This is a timed online auction. Real estate bidding is scheduled to close at 2:00 PM, and personal property bidding at 4:00 PM on November 19, 2026. A qualifying bid during the final five minutes resets the applicable time remaining to five minutes. Extensions continue until no further qualifying bids are received within that period.
Real Estate: A bid on the real estate extends only the real estate closing time. For example, a bid at 1:59 PM extends a 2:00 PM closing to 2:04 PM.
Personal Property: All furnishings and personal property lots are linked into one bidding group. A bid on any lot in the group during the final five minutes resets the time remaining for every lot in that group. For example, a bid at 3:59 PM extends the group’s 4:00 PM closing to 4:04 PM. Additional bids restart the five-minute period.
Rowell Auctions, Inc. reserves the right to adjust the automatic extension period.
Payment and Completion of Sale
Real Estate Contract and Earnest Money
Rowell Auctions, Inc. will email the contract package to the successful high bidder at the conclusion of the real estate auction. Within 24 hours of receiving that package, the bidder must sign and return the Contract for Sale of Real Property by fax, email, or hand delivery and deposit $25,000 in earnest money with Rowell Auctions, Inc. by cashier’s check or bank wire transfer. The deposit is applied to the contract price, and the balance is due at closing. The purchaser is responsible for bank wire fees.
The bidder’s offer remains binding and irrevocable through November 24, 2026 at 5:00 PM EST, as provided in the real estate contract. If the Seller does not accept by that deadline, the earnest money is returned and the offer becomes null and void.
Real Estate Closing and Possession
Closing must occur on or before December 28, 2026. Time is of the essence. This is a cash sale without a financing or appraisal contingency. A purchaser may obtain financing but must arrange it before bidding and close on time regardless of financing. No financing, inspection, or other purchaser-requested delay is permitted under the real estate contract.
Closing will be conducted as provided in the Contract for Sale of Real Property. The Seller pays for deed preparation only; the purchaser pays the other closing costs allocated to the purchaser under that contract. The purchaser may obtain separate legal representation, title examination, and other services at the purchaser’s expense. Possession is granted only after closing. Responsibility for the property before closing is governed by the real estate contract.
Real Estate Default
Failure to return the signed real estate contract and required earnest money within the stated 24-hour period constitutes default and results in a non-refundable $2,500 administrative fee charged to the credit card supplied at registration. Additional remedies are reserved under these terms and the Contract for Sale of Real Property. A purchaser who delays or fails to close, including through a lender or another person acting for the purchaser, may be in breach, forfeit deposits, and be liable for resale costs and other remedies provided in the contract.
Personal Property Payment and Possession
Payment in full is due at the close of the personal property auction. Invoices totaling less than $2,500 will be charged automatically to the credit card on file. Invoices totaling $2,500 or more are not eligible for credit card payment and must be paid by cash, certified funds, or bank wire transfer. Contact Rowell Auctions, Inc. at (229) 985-8388 to arrange payment.
Personal property possession is granted only after final payment. A paid invoice must be presented at pickup by the purchaser or the purchaser’s representative before items are released. No exceptions.
Personal Property Default
A purchaser who has not settled an invoice within two business days after the auction closes will be considered in default. The bidder’s privileges will be revoked for future Rowell Auctions, Inc. auctions and other MarkNet auctions. Additional default remedies are reserved by the Seller and Rowell Auctions, Inc.

The purchaser shall hold Rowell Auctions, Inc. harmless for property damage or injuries related to loading, securing, transporting, and unloading purchased goods.
Shipping
Any shipping arrangements must be made with Rowell Auctions, Inc. before bidding. Contact Daniel Parrish at (229) 201-4289 or [email protected] to discuss availability and arrangements.
Agency and Participation
Rowell Auctions, Inc. acts as agent for the Seller, not the purchaser. For the real estate offered with reserve, the Seller and/or auctioneer reserves the right to bid on the Seller’s behalf. The auctioneer may bid on the auctioneer’s own behalf when permitted by law.
Rowell Auctions, Inc. reserves the right to permit its contractors and staff to participate as bidders when permitted by law. This permission does not authorize the Seller or anyone acting on the Seller’s behalf to bid on personal property offered at absolute auction.
Real Estate Broker Participation
A 2% broker participation fee is offered on the real estate, calculated on the final bid price before the buyer’s premium, subject to the Broker Participation Form and its requirements. Registration must be received no later than November 17, 2026 at 5:00 PM EST and before the bidder places a bid. Submit the completed form as directed on the form. The broker must satisfy all participation requirements, and the registered purchaser must close the transaction before a fee is earned.
Information and Governing Documents
Information is believed correct to the best of the auctioneer’s knowledge and is furnished for bidders’ convenience. Bidders must determine its accuracy and completeness through their own investigations and inspections. Any reliance is at the recipient’s risk. Review all supplied information and seek appropriate assistance before bidding. The Contract for Sale of Real Property and its exhibits govern the real estate transaction; the personal property payment, tax, and pickup provisions apply only to the separately offered personal property.
