Close Process: The auction will begin to close at the advertised time. We use a soft close. This means that if a lot receives a bid within 5 minutes of its close, that lot will have its close time extended back to 5 minutes, this will give other bidders a chance to bid again. When no bids are received for 5 minutes, that lot will close.
You acknowledge that the internet may be an unreliable and error-prone network. Hansen Auction Service LLC and Midwest Property Connections LLC will not guarantee that bids placed online will always be transmitted to or received by the auctioneer in a timely fashion. Hansen Auction Service LLC and its employees will not be responsible for any interruptions in online bidding. At the sole discretion of the Company, the auction may be suspended, postponed, or cancelled if internet service is unstable or disrupts the online portion of any event that is simulcast as an Internet Auction.

Auction Sales Method: The real estate will be offered as 1 tract(s) of land.
Survey: At the buyer's option and expense, they can have the property surveyed if desired. The final contract price will not be adjusted to reflect any difference between the advertised and actual surveyed acres.
Septic: Septic has been inspected and the time of transfer is ready for sale. Not applicable on this property
Taxes: The real estate taxes will be pro-rated to the day of closing.
Contract and Title: Immediately upon the conclusion of the bidding, the high bidder(s) will enter into a CASH as is real estate contract and the earnest money will be deposited in the Real Estate Trust Account of the Midwest Property Connections LLC. The Seller will provide a current abstract of title at their expense. Hansen Auction Service LLC reserves the right to reject any and all bids.
Earnest Payment: Earnest money in the amount of 10% of the sale shall be due on the day of auction close to Midwest Property Connections LLC. The payment may be in the form of a cashier’s check, personal check, company check, or wired funds. Earnest money will be deposited in the Midwest Property Connections LLC Trust Account.
Closing: The sale closing will be on a date agreed to by both parties approximately 30 days of auction close. Certified funds will be required at the time of closing for the remaining balance of the purchase. The balance shall be paid in the form of certified funds upon closing.
Possession: Possession will be granted at closing, or such other date agreed to by both parties.
Bidder Registration Requirements – Online-Only Real Estate Auction

1. Financing Must Be in Place Prior to Bidding
All prospective bidders are required to have financing fully arranged before placing a bid. This is a serious, binding auction — bids are not the time to begin exploring loan options.
2. Proof of Funds or Proof of Financing Required
To be approved to bid, you must reply to this email with one of the following:
- Proof of Funds – A recent bank or brokerage statement (dated within the last 30 days) showing available funds sufficient to close, or
- Proof of Financing Approval – A current pre-approval or commitment letter from a licensed lender, on lender letterhead, confirming approval for an amount sufficient to close on this property.
Registrations submitted without acceptable documentation will not be approved.
3. Sale Terms – AS-IS, WHERE-IS, With No Contingencies
By registering and bidding, you acknowledge and agree that this property is being sold strictly AS-IS, WHERE-IS, with all faults, and that your bid is:
- NOT contingent on financing
- NOT contingent on inspection
- NOT contingent on appraisal
- NOT contingent on the sale of any other property
- NOT contingent on any survey, title review, insurance, environmental review, or any other due-diligence item
All inspections, investigations, title review, and financing verification must be completed prior to bidding. The winning bid constitutes a binding, non-refundable purchase obligation, and the required earnest money deposit will be non-refundable upon the close of the auction.
