This auction is "Online Bidding Only" with a bid center.  You can attend the bid center on the last day of bidding at the Pearce Auction Center, 720 Fulton Springs Road, Alabaster, Alabama and receive assistance with registering and placing bids.

DATE:  Online bidding begins April 1st, 2026 & Ends on Friday, May 1st @ 1:00pm Central Time (Soft Ending).

OPEN HOUSE:  You can visit the property anytime after March 15 and inspect the land on your own without appointment.  Look for the AUCTION SIGNS.  Pearce and Ellis will schedule at least one open house date prior to the auctions ending so you can ask questions as we show the lots.  Open House date to be determined.

TERMS:  10% buyers premium.  Property sold as is. Seller guarantees free and clear title with no liens.  Purchaser pays all closing costs, title insurance and survey costs (if necessary).  All successful bidders will be required to execute a non contingent sales contract within 48 hours of the auctions ending and submit 10% down payment for earnest money.  All purchasers must close within 30 days.  Broker/agents are welcome to represent their clients at the auction, but you should prepare for your client that we will add a 3% brokers participation fee to the gross sales amount (bid amount, plus 10% buyers premium) for commission to the broker.  A brokers participation form must be completed before your client registers for the auction.
