The heirs of the late Mr. Gregory have authorized the sale of this well-located commercial property at absolute auction. Offering approximately 17.8 acres of valuable real estate, the property will be offered in multiple tracts to provide flexibility for investors, business owners, and developers seeking commercial land with excellent accessibility and strong development potential.

Tracts 1 and 2 measure approximately 2.90 acres and 2.88 acres respectively and lay well for a variety of commercial uses. Tract 3 contains approximately 3.85 acres and is improved with several structures that could adapt to numerous commercial or industrial applications. The primary improvement is a large warehouse building offering approximately 43,358 square feet of space that includes warehouse area along with breakroom and restroom facilities. The property will be offered utilizing the multi-parcel auction method, allowing prospective buyers the opportunity to purchase individual tracts, combinations of tracts, or the entire property, selling in the manner that produces the highest return. In addition to the real estate, a large selection of farm equipment, classic vehicles, and tools from the Gregory Estate will also be sold. These items will be cataloged and marketed separately as part of a dedicated auction catalog.

REAL ESTATE TERMS:

Auction Premium: There will be a 10% Auction Premium added to the winning bid.  The sum of the winning bid plus the Auction Premium will be the sales price. Example: Bid Price $100,000 plus $10,000 (10% buyer’s Fee) equals purchase price of $110,000.

EARNEST MONEY: 20% of the total sale price down as a non refundable earnest money at the close of the auction. We do not accept a credit card for down payment. The balance of purchase price is due at closing, said closing to be within 30 days of close of bidding. Purchaser shall be responsible for all wire transfer fees. Closing will be as specified in the Contract for Sale of Real Estate. 

SELLER FINANCING OPTION: The Sellers have offered to provide owner financing on the real estate portion of the sale. The Buyer shall provide a down payment equal to twenty percent (20%) of the purchase price, with the remaining balance financed by the Sellers. The unpaid balance shall be amortized over a period of ten (10) years with equal semi-annual payments of principal and interest, calculated at an interest rate of five and one-half percent (5.5%) per annum. Terms of the financing shall be further evidenced by a promissory note and secured by a mortgage on the property.

MULTI-PARCEL AUCTION:  The property will be offered in tracts utilizing the multi-parcel method and selling in the manner that reflects the best returns for the sellers.  This concept gives each and every prospective buyer the ability to purchase his or her individual tract or combination.

This auction is a CASH SALE not contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by bidders at registration prior to bidding and specified in the attached Contract for Sale of Real Estate.

GOOD INSURABLE GENERAL WARRANTY DEED AT CLOSING.

REAL ESTATE TAXES AND CLOSING COSTS: All real estate taxes will be prorated for 2025. The purchaser will pay all other closing costs associated with the purchaser’s side of the sale, including local and state recording fees and any cost associated with the purchaser’s loan. The seller will pay for deed preparation and deed tax.
